Today’s roller coaster economy makes it difficult to sell your home, let alone determine what’s livable when purchasing a home. If it’s a foreclosed home, it may not contain appliances or may be run down or damaged. Even if it’s a regular sale, prospective buyers should be expecting the bare minimum in terms of upgrades and maintenance.

Here are some helpful hints to keep in tow when searching for a new home:

  1. Keep an open mind. What you see can be changed. For example, old carpet can be replaced with wood floors. Appliances, countertops and window treatments can all be upgraded to your liking. Even dingy wallpaper can be removed and replaced with a fresh coat of paint.
  2. Test what you can when conducting the walk-through. Make sure lighting fixtures and electrical outlets are in operation. Check the furnace, garbage disposal and plumbing. Also, ask for available warranties on any of the appliances.
  3. Check the exterior, such as siding, roofing, windows, etc. Sometimes exterior construction gets lost in the excitement of walking through your potential dream home.
  4. Be observant of the yard, mailbox and the neighborhood. What is the garbage and recycling process? Is there enough parking for guests?
  5. Research the school district and what’s nearby, i.e., grocery stores, gas stations, libraries, hospital, police station and public transportation.
  6. Crunch the numbers and stay within budget. Don’t waste your time falling in love with a house that you can’t afford.

House hunting can become a full-time, especially with so many choices on the market. Make a checklist, crunch the numbers and bring an open to your next walk-through and you may just land your next dream home.
